What buyers want to know first
Picture someone scrolling at night, half-looking for a new home. They decide in a few seconds whether your listing is for them. They're checking three things:
- Where is it? City and area.
- What is it? Rooms, size, rent or sale.
- Is there something special? The view, the light, the garden, the quiet street.
If your video answers those three questions in the first ten seconds, the right people keep watching. The wrong people scroll away, and that's fine too: you only want calls from people who might actually move in.
The order that works
| Time | Part | What you say |
|---|---|---|
| 0 to 3 s | The best thing first | "A sunny corner apartment, two minutes from the park." |
| 3 to 10 s | Where and what | City, area, rooms, size, rent or sale |
| 10 to 30 s | Two or three highlights | One per scene: the light, the kitchen, the parking |
| 30 to 40 s | The neighbourhood | Schools, markets, transport, what daily life feels like |
| Last 5 s | Price and contact | "Rent 85,000 a month. Call or WhatsApp 0300 0000000." |
Forty-five seconds is a good length. Lead with the best feature, never the address. "Apartment for rent, Block C" makes people scroll. "Wake up to morning sun in every room" makes them stop.
Write it the way you'd show someone around
Imagine you're walking a friend through the door. You wouldn't read a spec sheet. You'd say "Look at this light" and "The market's just round the corner".
- One feature per sentence. Each one gets its own drawing on screen.
- Use real numbers. "1,600 square feet" and "three bedrooms" beat "spacious".
- Describe the life, not just the walls. "Kids can walk to school" says more than "near schools".
- Only say what's true. If the kitchen is old, don't call it modern. A visitor who feels misled won't sign, and they'll tell others.
- Say the price if you can. You may get fewer calls, but they come from people who can actually afford it.
Making it in ContentRoof
- On the home page, pick Property and write the details: type, rent or sale, city and area, size and rooms, highlights, what's nearby, price if you like, and your contact.
- The AI writes the listing in the order above, using only the details you gave. It won't add a pool that isn't there.
- Read the script and change anything. The preview updates as you type, and the voice records itself a moment later.
- When the city is named, a globe flies to it and drops a pin. Big numbers like the price and the size count up on screen. Features like bedrooms, parking and gardens get line drawings, traced on as they're said.
- Your contact goes on the last button, in place of "Follow". Set it once in the Brand kit, with your logo and colours, and every listing carries it.
What to write in the details
Short, factual details make the best script. Here's what to include, and an example of each:
| Detail | Example |
|---|---|
| Type, rent or sale | "3-bedroom apartment for rent" |
| City and area | "Johar Town, Lahore, near the Expo Centre" |
| Size and rooms | "1,600 sq ft, 3 bedrooms, 2 bathrooms" |
| Highlights | "Corner unit, morning sun, new kitchen" |
| Nearby | "Schools, a park and a market within walking distance" |
| Price | "Rent 85,000 a month" (optional) |
| Contact | "Call or WhatsApp 0300 0000000" |
Leave out anything you haven't checked yourself. A wrong detail costs more than a missing one.

Pair it with real footage
The listing video is drawn and animated, so it explains the place clearly and looks the same quality every time. Buyers will still want to see the rooms. Two easy ways:
- Post it with your photo gallery. The video stops the scroll, the photos show the rooms.
- Film a 20 second walk-through on your phone, door to window, slowly. Then use Caption my video to add captions so it works with the sound off.
Where to post it
| Where | Shape | Tip |
|---|---|---|
| WhatsApp groups and Status | Vertical 9:16 | Most property leads still start here |
| Reels, TikTok, Shorts | Vertical 9:16 | Add the area name to the caption, people search by area |
| Facebook Marketplace and groups | Square 1:1 | Square fills more of the feed |
| Property portals, YouTube | Wide 16:9 | Fits listing pages and players |
Tips that bring better calls
- Name the city as well as the area. Small neighbourhoods may not be on the map, but the city always is, so the map can fly in.
- Make one video per property. A short video for each listing works better than one long video of five.
- Post in your buyers' languages. An Urdu or Arabic version reaches families an English one won't.
- Keep the same style for every listing. People start to recognise your videos, and recognition builds trust.
- Update when the price changes. Change the line in the script and export again. It takes a minute.
Mistakes to avoid
- Starting with your agency name. Start with the best thing about the home.
- Reading every detail. Pick the two or three highlights that matter most.
- A number that doesn't answer. Check that the contact is right and that someone picks up.
- Loud music. Calm music under a clear voice feels more like home.
A good listing video is simple: the best thing first, the facts, the feeling, and your number. Make one for your next listing today.
How it works

- Preview itWatch the map fly to the city, the numbers count up and the drawings appear. Change anything that feels slow.
- Export and postExport vertical for WhatsApp, Reels and TikTok, square for Facebook, or wide for portals, and post it with your photos.
Questions
Does the video show photos of the property?
No, it uses animated drawings, maps and counters. Post it with your photo gallery, or film a short walk-through on your phone and add captions with Caption my video.
How long should a property video be?
About 45 seconds for one property: best feature, facts, two or three highlights, the neighbourhood, then price and contact.
Will the AI invent features?
The Property mode is told to use only the details you write. Read the script before exporting anyway and remove anything that isn't accurate.
Can I make the same listing in Urdu or Arabic?
Yes. Pick the language when you create it. The script, voice and captions all come out in that language, with Urdu in Nastaliq and Arabic right to left.
